It's a New World of Real Estate
Opportunities to buy homes or condos at low prices have seldom been as numerous. There are many properties that have been foreclosed and are bank owned. There are more properties being sold as "short sales". Now all properties must compete with the foreclosures and short sales in price.
There was a time when a real estate agent was in the business of helping folks find their dream home and guiding them through the buying process. On the other side of the coin they helped those who needed to sell their home to establish its best selling price and find a buyer for the home.
Working with sellers can be challenging. When we recommend a selling price that will meet the seller's time schedule for moving, the price can be a shock. Home values are still dropping. Mortgage balances are high relative to selling prices. Far too many sellers are walking away from their closings with no equity money from their home. Some sellers have to work a “short sale” just to sell the home and stop foreclosure. That is why I have completed two courses in listing and selling distressed properties and now hold the CDPE (Certified Distressed Property Expert) designation.
On the brighter side, time has proven that homes you own and maintain properly will, given enough time, be worth more than you paid for it. It's just that, at the moment, it takes longer.
